Sonoma Exchange Corporation (SEC) closely monitors all phases of the exchange transaction to assure compliance with section 1031, including:
  • Compliance with 45/180 day time restrictions;

  • Proper identification of replacement property;

  • Examination of escrow instructions; and

  • Communication with taxpayer, agents and advisors throughout the exchange process.

 

Fee Structure

In a typical exchange with one relinquished property and one replacement property, the total fee is $700.

If there are two relinquished properties and one replacement property, the total fee is $1050.

If there is one relinquished property and two replacement properties, the total fee is $1050.

 Additional properties are $350 each.

SEC also offers reverse exchanges and “build to suit” services.
